Tue, 29 Jun 2010 12:17:00 -0700 Buy Local, Buy Garman http://blog.garmanhomes.biz/buy-local-buy-garman http://blog.garmanhomes.biz/buy-local-buy-garman

We live here. We work here. And we love it! When you build a home with Garman Homes and the G-Team, you are investing in our local economy and giving back to our local causes. I live in Durham. Our team includes people who live in Raleigh, Cary, Holly Springs, Apex, Garner, and Holly Springs. Some of us even live in the communities where we build! Go Mike!

One of the best parts of my week is when I sign the stack of checks and pay our Trade Partners. So much of the money we spend to build Garman Homes stays right here in the Triangle. Companies such as Carnell’s Plumbing, Cortes Construction, Imperial Electric, and Weather Master HVAC...local companies such as these make up 85% of our Trade Partner team. Last year we injected over $5 million into these and other companies.

I am also very proud that we Give Back to local causes that are a priority to our team and our customers. Last year in Chatham County, we worked with our Trade Partners to build a Habitat for Humanity Blitz Home. And of course, we continue to give back $1,000 for each home we build to Durham Habitat for Humanity. When you are considering buying a new home, please consider “buying local”...Garman Homes believes in our local economy and we believe in the local people who make the Triangle a special place to live and work. Wed, 12 May 2010 13:13:00 -0700 The 4 Garman Differences - The G-Team http://blog.garmanhomes.biz/the-4-garman-differences-the-g-team http://blog.garmanhomes.biz/the-4-garman-differences-the-g-team
We get a lot of 'who and what are The G-Team' questions. The G-Team has been defined a few different ways. Starting with 'the best smelling, best looking...plumber, HVAC guys, electrician, etc...' This usually gets a laugh since we're not really choosing our trade partners 'beauty pageant-style'. But like a contestant in a beauty pageant, we are expecting the winners to uphold all the values we hold sacred. After all, if they cannot fulfill their duties, the runner up gets to step in. That's just how it works. Pageant rules.

So the G-Team 'who' is our collective group of trade partners. From our brick mason to our electrician to our drywall and paint crew. The G-Team is out there onsite building our houses and representing us.

The G-Team 'what' is how we follow up after the close when the house we build becomes your home. Our first visit back to your home is an operational check-in. You've been living in your house for a little over a month and we want to make sure it is functioning well. We invite the G-Team operational partners back to inspect their work, as well as address any concerns you have about how the house is functioning. Our second visit back to your house is near the 1 yr mark. This visit is more of a 'fit & finish' once your home has had a chance to settle. No doubt you have some nail pops, caulk and grout touch ups-all that is to be expected and we can help you with that.

What makes it DIFFERENT than other builders customer care/warranty programs?
-First of all, we don't call it customer care, that would be lame. It's the G-Team, baby.
-Second, it's proactive, we call you and review any items prior to your G-Team so trades show up ready to rock.
-Third, the G-Team doesn't come to only fix what's wrong-they do that AND they inspect the house to make sure it is operating efficiently and optimally.
-Fourth, the G-Team is an experience and it happens on 1 day to save you time and get you back to living in your home FAST. No one wants to sit around all day waiting for someone to show up-we aren't the cable company.

Give it Back.  This is our favorite.  We started with our first house in 2007...giving back $1,000 to Habitat for Humanity for each home!  In 2008, we gave more cash and we also sponsored a Habitat Blitz home...building from start to finish in less than seven days!  In total, we have donated $43k in cash to Habitat and partnered with our trades to sponsor the $50k blitz home.  In these tough times, we are very proud to have helped out.

I also must take a moment to confess that we have not been able to keep up the pace of $1k per home to Habitat this past year.  It breaks my heart to admit this...I'm still hoping we can catch up!  But for the moment, we are going to focus on all the other ways we give back (see future posts), while we rebuild our finances to once again help Habitat.

Someday we will build a village for Habitat for Humanity.  I promise.  \JG

Tue, 04 May 2010 00:38:00 -0700 The 4 Garman Differences-Guaranteed Close Date http://blog.garmanhomes.biz/the-4-garman-differences-guaranteed-close-dat http://blog.garmanhomes.biz/the-4-garman-differences-guaranteed-close-dat

A few days ago Mike (aka El Presidente, Bossman, The Man Behind the Curtain) and I were discussing a house (not one of ours) that had a completion date of, "July/August." I couldn't help but chuckle a little when Mike gave me that delivery date...since its not so much a date as it is 62 possible dates.

The Guaranteed Close Date is one of the boldest Garman Differences. It is pretty much the equivalent of Babe Ruth stepping up to bat and pointing to the area where he intends to knock it out of the park. Yep, that bold.

In fact, when agents (who don't know us) first learn that we will give their buyers a closing date on a house that doesn't yet exist they go through a whole range of facial expressions. Starting with 'seriously?' moving onto the hybrid 'there's no way/why would you promise something you can't deliver' and finishing with 'alright hot shot show me whatcha got.' After all, we're offering their buyers $1000 if we miss it.

Have we ever missed one? Yes. Actually we've missed 3 out of about 100. Pretty good, right? It's not about never missing a date. It's about setting a deadline for all of us. Because when you have a task with a deadline and a task that you intend to complete 'as soon as you can' which one tends to get completed first? Deadline. Every time. I guarantee it.

I love it when people come in to our houses and say, “What’s the Deal with the Rock Stars?” or even better when we walk in to real estate offices and we're greeted with, "Hey, it's the Rock Stars!" I don't think I'll ever tire of hearing the universal Garman Homes title. It always makes me smile while simultaneously humbling me...bigtime.

Rock Stars Wanted, by definition, means that we recruit only the best people to work at Garman Homes. Our business cards all have the same title, Rock Star. We're not talking about your average everyday 'drug abusing-hotel room trashing-demanding' Rock Stars here. We're talking more about people who are so good at what they do that they inspire the people they work with to become fans. Hopefully raving fans.

Have you ever met a person that just blew you away with their great attitude and commitment to spectacular service? We tend to remember those people and those moments because unfortunately, they can be few and far between. Those moments were memorable because that person was memorable. That person is a Rock Star.

True Rock Stars wake up every morning ready to earn the title in a new way. Rock Stars raise the bar on themselves.

And here’s another cool thing about Rock Stars…they love treating other people like Rock Stars. We think our buyers and cooperating brokers deserve to be treated like Rock Stars. You deserve to work with someone who has a great attitude. You deserve to work with people who are known for doing the right thing. You deserve Rock Star treatment.

Rock Stars Wanted!

There's something magical about the image of the The Beatles crossing Abbey Road. They are literally just crossing a road. But their formation suggests a lot more than that. Progress. Action. A cohesive bond as they stride along in rhythm with each other. Leaving one side of the street for the other. Stretched across the street linking the past with the present and bound for the future.

Four famous musicians made more famous just by their proximity to each other. True Rock Stars. Revolutionaries.

Is it any wonder why we wanted to recreate this image? There's magic there! We're coming together...right now...over G-Lite.

What surprised me most about this shoot was that everyone had an opinion about which Brady they would be portraying. Seriously.
Jessica nailed Cindy Brady with equal parts wonder and cluelessness. Neither of which is Jessica's style.
I don't think Carol and I have much in common, even adjusting for our looks.
If I put you in this shoot, which Brady would YOU want to be?

How funny is this picture? This is my favorite shot from the campaign and not just because I took it. It is my favorite because this is what we're doing when we're working: playing dress up and having the time of our lives! But trust me, we love building and selling houses as much as we love playing dress up.

As excited as we are about Garman 2.0, I hope we never forget our roots.  The Garman Differences...good attitudes...and off-the-wall marketing videos.  G-Team Cribs was the start of our "special sauce" style of marketing that Alaina carries on today.

Thank you Kristi & Kailey for your roles.  Thank you Emily LaDue for the great job on filming and production.  And thank you guys for passing this along to hundreds of your friends!

Wed, 07 Apr 2010 16:56:00 -0700 Today is a special day... http://blog.garmanhomes.biz/today-is-a-special-day-4 http://blog.garmanhomes.biz/today-is-a-special-day-4
Today is the day we close on our very first G-Lite home! Every closing is special but today's closing is extra special and I'm extra sentimental because 6 yrs ago today my oldest daughter, Amelia was born. I'm feeling like a proud parent all around since I consider G-Lite my first work-baby and Amelia gave me the gift of motherhood. Not unlike a new mother I'm a mix of excitement, sentimentality and nervousness.

G-lite was the first time I got to be involved behind the scenes on plan designs, included features and basically creating something from scratch. I wanted to make sure we were thoughtful about everything. And we were very thoughtful. At a certain point I'm sure my 'thoughtfulness' morphed into more 'pain in the ass' territory but so be it. This is my work-baby we're talking about. And like I said, I'm extra sentimental today.

We build houses that become someone's HOME. A home is special. My work-baby is becoming someone's home today. Today is special. Make us proud, G-Lite baby.

Mommy loves you! A$

Alaina & our friends at Planworx nailed it with these G-Lite plans.  This is one of my favorites, the Caswell.  Cute, cute, cute.  All the rooms you need and none of the ones you don't.  Life is too short for formal, showy spaces, this house is all about making the most of your home.

We already have one Caswell sold in Emorywood...in fact it sold the week we finished it!  Look for this plan in Emorywood, Holly Glen, and very soon...Bridgewater!

Tue, 30 Mar 2010 18:19:00 -0700 World, Meet G-Lite...G-Lite, meet the World. http://blog.garmanhomes.biz/world-meet-g-liteg-lite-meet-the-world http://blog.garmanhomes.biz/world-meet-g-liteg-lite-meet-the-world So how do you introduce the world to a brand of homes described as cool, fun and affordable? You start by asking Jim Garman to put on a Dorothy costume, that's how! Because it really doesn't get any cooler than that.

When Jim first asked about our marketing plan for G-Lite I said I thought we should do a postcard campaign. He pretended not to be underwhelmed but I saw that flash of, 'really, postcards?'. After all, postcards had been done. To death. Sure they could be affordable and somewhat fun but cool? No way. Um...yes way. The G-Lite postcards are about as cool, fun and affordable as it gets. I mean, if I do say so myself. And I do tend to say so.

We brainstormed themes for the postcards and Kathie said, 'what about the Garman Bunch, like the Brady Bunch?' We could start with, 'here's the story, from a team named, Garman' then later Randy said, what about the Wizard of Oz, 'there's no place like Garman Homes' and just like that theme for the G-Lite postcards was born. We decided dressing up like some of our favorite iconic images would be hysterically funny, memorable and really cool.

Postcard 1:
The Garman Bunch kicked us off...we encouraged people to stay tuned for scenes from our next episode where Alice moves out and buys her very own G-Lite home.

Postcard 2:
Abbey Road was next where we crossed the 'road to new home ownership' and invited people to 'come together, right now, over G-Lite.'

Postcard 3:
The Wizard of Oz is the one we hear the most about, which might have something to do with Jim dressed as Dorothy.

Postcard 4:
The Blues Brothers shoot made us laugh so much we a really hard time keeping a straight face in the shots...and talk about affordable-those hats and that tie I was wearing were promptly returned to the store once we wrapped the shoot!

Postcard 5:
The G-Team...I'm not sure about the parallel between Randy and Mr. T but somehow it works. Bigtime. And the shot we got of all of them coming out of the garage to attack us with power tools still makes me giggle.

So there you have it...The G-Lite postcards...collect all 5 (like the Scooby Doo glasses back in the day that you could buy from Burger King). Do you have your postcards? If not, you're missing out. Give me a shout, I'll hook you up.

p.s. we've already made a few sales off of them.

What if we took the same trade partners that build our 300-600k homes and we ask them to build a series of homes priced 180-240k?  Would they balk?  Or would they dive in?  Could we offer the same G-Team follow-up?  And could we do it over and over again during the heat of the tax credit season?

Welcome to G-Lite!  Originally called Garman Lite, these four great floor plans offer great living spaces for very little money.  Our architect, our engineer, and our key trade partners designed these plans with Alaina's careful supervision.  We found ways to strip out cost without losing the Garman signature touches...built-in benches, cool inerior doors, and fantastic open kitchen/breakfast/family room layouts.

Ask us about our three G-Lite communities...Emorywood in Durham, and Bridgewater & Holly Glen in Holly Springs.  And stay tuned for cool youtube G-Lite commercials written, produced, acted, and edited by the Garman Homes team!
